Got it, let me guess, along with the nice temps pretty humid at times? Only thing that keeps me out of the Southeast is the humidity. Grew up in the east, not a fan of heat and humidity mix. I'm considering AZ, Phoenix valley, Prescott valley, or Lake Havasu area. Another option I'm considering is the very southern tip of the Baja peninsula. Been up in the mountains for most of my life now, time for a change.
